Occupied Properties

Good Coordination Protects Residents and the Project

Occupied work is affected by access, belongings, pets, resident availability, work areas, parking, noise, water shutdowns, shared piping, restoration, sanitation, and safe completion of each work phase.

Access: Confirm unit access, responsible contacts, cleared work areas, and entry authorization.
Shutdowns: Identify affected units, isolation points, notice responsibilities, duration, and restart sequence.
Protection: Define floor, cabinet, fixture, personal-property, and common-area preparation.
Communication: Establish who approves additional work and receives status updates and documentation.

Property-Service Questions

Information Owners and Managers Commonly Need

Can Oasis work in occupied units?

Often, when authorized access, resident notice, cleared work areas, safe conditions, shutdown planning, protection, and restoration responsibilities are confirmed.

Can you complete several similar units?

Yes, selected work can be organized by unit or phase after verifying that conditions, layouts, fixtures, shutoffs, access, and required scope are reasonably consistent.

Does Oasis provide 24/7 emergency service?

No. Current office hours are Monday through Friday, 8 AM–4 PM, with weekends by appointment. Calls after 6 PM are reviewed the next business day.

Are wall, ceiling, cabinet, flooring, tile, paint, or remediation repairs included?

Only when specifically stated. Plumbing access and work by restoration or specialty contractors should be clearly assigned before work begins.

Property-service scope note: Unit conditions may differ even within the same building. Concealed piping, failed shared shutoffs, resident belongings, unsafe or unsanitary conditions, undocumented alterations, water damage, mold-like conditions, pest activity, access limitations, or code issues may require revised scheduling, additional authorization, specialty vendors, or a separate proposal.
